The largest crimson flag to look out for in a renovated house’s attic, in response to a TikTok-famous house inspector

An attic is often a place where things are out of sight: think of boxes of school newspapers, baby clothes, and old mattresses.
It’s also a place where house fins can cut corners, according to home inspector and TikTok sensation Bryan Standley.
Standley is based in Kansas City and has inspected thousands of homes throughout his career. He came to TikTok in January 2020 to share his tips and experiences. His videos have been liked over 615,000 times at the time of writing. “The attic will be a place where you will find a lot of hidden problems because fins aren’t trying to make the attic look pretty,” he told Insider.
One costly hidden problem Standley encounters almost every day in attics is excessive moisture. He spoke to Insider about how moisture in an attic can turn a house into money and shared his tips on how to spot moisture problems.
Rust, said Standley, is a big red flag.
Excessive moisture in attics can lead to mold growth, which costs thousands of dollars to remove
Excessive humidity is usually caused by air escaping from a house to the attic through entry points such as whole house roof fans, wire chases in walls, lights and bathroom fans, Standley told Insider.
“Anytime you have warm moisture in the indoor air and it gets into the cold attic, condensation can form and mold can grow,” he said. When an attic can’t dry out due to poor ventilation, “really bad” problems arise, Standley told Insider.
At a minimum, homeowners need to stop air transmission that carries moisture into the attic, e.g. B. the diversion of a bathroom fan duct to the outside of a house.
Sealing a duct can cost anywhere from $ 250 to $ 2,000, according to HomeAdvisor, and adding a vent to existing plumbing can cost anywhere from $ 250 to $ 1,000.
In many cases, homeowners will also need to add more roof ventilation, Standley told Insider. Installing roof vents costs an average of $ 300 to $ 650 per HomeAdvisor.
In the worst case scenario, mold “takes over the attic,” Standley told Insider, “in which case you will likely have to strip off much of your insulation and remove all of the cargo.”
HomeAdvisor estimates that attic mold remediation could cost anywhere from $ 1,000 to $ 7,000 if not detected. Loft insulation can cost anywhere from $ 1,700 to $ 2,100, depending on the loft size and type of insulation.
Mold can also cause a range of health problems, from allergic reactions to asthma attacks to lung infections like bronchitis. If mold grows in the attic, it can still affect homeowners, according to the Attic Guys, a roof insulation company based in California and Texas. “Mold spores can get into your living room, kitchen, and bedroom through the smallest of openings in your attic. It’s not uncommon for people to suffer from respiratory disease when they live in homes with overly moldy attic,” the Attic Guys write on their website .
Standley recommends looking for rust on roof ceilings and attic insulation to identify moisture issues
One way to check for moisture issues is to look at your rooftop deck or the wood your shingles are nailed to from above, according to Standley.
Typically, nails stick through the plywood in unfinished attics, he said. If the nail tips are “rusted or at this time of the year if they’re frozen over, it shows that these things have gotten wet,” he told Insider.
Another place to look is on the top of the insulation. If you see “tiny rust-colored spots” it is a tell-tale sign of excessive moisture, Standley said. The stains are the result of condensation that forms on the nails and drips onto the insulation below.
